Geographic location
Among the hills of cultivated fields and vineyards that follow one another between Spoleto and Montefalco, we find the Antico Mulino, a restored country house that is now used as an accommodation business.
The nearest town, a reference point for daily purchases, is only 3 km away, reachable in 5 minutes by car, while with about a quarter of an hour it is possible to go to Montefalco (10 km) and Spoleto (15 km).
The area is very interesting from the tourist point of view, both for the attractions of the area and for the presence of the numerous large and small cultural events that take place in Umbria throughout the year, starting with the famous Festival dei Due Mondi of Spoleto and Umbria Jazz of Perugia (the latter at 60 km and reachable in less than an hour).
The location is also perfect as a starting point to visit all the most beautiful historic centers of Umbria, Tuscany and Lazio, thanks to the central position between these regions.
The nearest airport is Perugia, less than an hour's drive (55 km), while in about two hours it is possible to reach Rome's airports (Ciampino at 158 km and Fiumicino at 174 km).

Description of the buildings
The Antico Mulino develops on four levels, for a commercial area of 784 square meters, of which about 100 square meters in the basement.

Ground floor
Much of the ground floor is dedicated to the living area.
From the large main entrance, a design staircase leads to the upper floors, which can also be reached by lift (in accordance with disabled rules).
On the left we find the large eat-in kitchen, the dining room which leads to a large porch overlooking the pool, a double living room with fireplace, divided into two zones by a characteristic vault in ancient bricks, "inherited" from the original farmhouse.
Also on the ground floor there is a sleeping area, with an independent entrance from the outside, which includes two bedrooms, both with en-suite bathrooms.

Close Up
It is divided into two areas, the largest (connected both internally with a staircase and with an elevator, which has an independent entrance) and has 5 bedrooms, all with en-suite bathrooms and a large hallway / sitting area in the stair-lift area.
The other, with an independent entrance, houses an apartment with living room with kitchenette, bathroom, bedroom and another large bedroom with private bathroom.

Second floor
There is a bedroom with an en-suite bathroom, a large hallway that can also be used as a sitting room / study, a bathroom and another large bedroom with access to a terrace.

Basement
The basement has an independent entrance from the outside but is connected to the kitchen thanks to an elevator.
It is intended as a service area, with three storage rooms, a pantry and a technical room.

Condition and finishes
The oldest part of the original farmhouse dates back to the late 1700s.
The renovation has just been completed, maintaining the typical characteristics of the existing old building, enriched with high quality finishes and state-of-the-art plant engineering.
Inside the mill we find handmade terracotta floors, vaulted ceilings or with beams and tiles and some walls left exposed stone.
Everything is in perfect condition.

Outdoor spaces
The Antico Mulino is surrounded by over 3 hectares of private land, with a large area used as a well-kept lawned garden, in which we find a heated swimming pool with hydromassage, measuring 14.5 m.in length, 9.35 m.in width and depth of 1.5 m.
The garden is equipped with automatic irrigation and we also find 150 fruit trees in the land.
