Labuan is half an hour by plane from Sabah and is an offshore financial centre and an island.
The subject land is situated due north of the existing Labuan town centre.
Approach to the subject land is by way of the Jati Commercial Centre feeder roads. The road mentioned is a sealed all-weather road and maintained in good condition.

The subject land is situated to the northern direction of the existing Labuan Municipal Centre with frontage to Patau-Patau road, which is the major traffic route in and out of the Labuan Town Centre in the northern direction. The subject land is zoned “Commercial” under the draft proposed and use plan 2030. The Jati Commercial Centre is just to the immediate south of the subject land which has a good road frontage to Patau-Patau road, the main road to the Rancha-Rancha industrial area.
