pens. The water at the cattle pens supplies all the concrete drinking tanks located in the

combination of open pastures with rolling hills, timber lined creeks, and motts of oak

Improvements:
Situated off Turpin Lake Road is the main entrance to the ranch and at the end of the
1,500-foot paved driveway is the location of the original headquarters. The main house
while still standing had severe water damage several years ago and needs complete
remodeling. The previous owners took the house down to the studs to treat the damage
but have not remodeled it yet. Because of the status of the house no value was given
to it. Also located near the house is the 40x60 insulated shop.
Other main improvements to the ranch are the cattle processing facilities. These ideally
thought-out cattle processing facilities are first class with pipe pens, semi and ground
loadouts, covered working area, concrete water troughs, and multiple holding pens
making them a dream for any cattle person. The ranch is cross fenced into 12 different
pastures with barb wire fences that are in good shape.
